Boutique hotel properties in Kuta, both trading and in planning. Larger tickets, fewer buyers, and almost never advertised publicly. These reach our buyer network first.
Is Lombok the next Bali? It's better than that.
The comparison is everywhere, and it is half true. South Lombok has a government-backed Special Economic Zone at Mandalika, an international airport twenty minutes from Kuta, new roads going in, and land still priced at a fraction of Bali. That is why people who started out looking at Bali property keep looking one island east. But Lombok is not a copy of anywhere. It has its own culture, its own coastline and its own pace, and that is exactly what makes it worth owning a piece of.
The island of the Sasak
Around 85 percent of Lombok's people are Sasak, with their own language, weaving tradition (tenun) and village architecture. Building here means building within a living culture. We work with local partners and craftspeople, and we care that our projects benefit the community they stand in.
World-class waves
South Lombok holds some of Asia's best surf: Gerupuk, Are Guling, Mawi, Selong Belanak. The surf community drives year-round, international demand for places to stay in Kuta, which is what carries rental income here.
Mandalika
Indonesia is investing billions in exactly this corner of the island: the Mandalika Special Economic Zone with its MotoGP circuit, new roads, an international airport 20 minutes away. The direction is set. The market is still early.

None of it is listed anywhere. It sits in our network, and we have exclusive access to it: land on Sumbawa, villas above Kuta, a hotel in the centre, a resort in the jungle.

Lombok Horizon is run by a couple who live in Kuta, with years of property development behind us in Bali and Lombok. Several of those projects are still under construction today, and we are building our own here, in the jungle a few minutes from the centre of Kuta: a house for ourselves and a villa concept to rent and to sell. That is the difference you are buying: we have already been through the permits, the land checks, the notary and the build on our own money, so when we look at a project for you we know what we are reading. We represent selected projects for owners we know personally, as their on-island representative, and we work with you in English or German.

Can foreigners own property in Lombok?
Not as Indonesian freehold, which is reserved for citizens. But three legal, established structures exist: leasehold with fixed extension options, Hak Pakai, and your own PT PMA company holding an HGB title. Which one fits depends on how you'll use the property.
What rental yield is realistic?
Ads promise 12 to 28 percent. We do not publish a number, because any yield quoted before anyone has seen your property and your costs is marketing. We build you a conservative model with real seasonality, vacancy and costs, and show you the calculation.
What happens when a leasehold ends?
Extensions are the norm, but only if they're contractually secured from day one: fixed windows, agreed pricing, notarised options. Exactly the clauses we check in due diligence before you ever see a property.
